It can be difficult to know how much your home is worth in today’s ever-changing real estate market. That’s why today, we’ll explore three helpful strategies to help you determine your home’s true market value:
1. Research comparable sales (comps). Check and analyze recently sold properties in your neighborhood that are similar to yours in size, features, and condition. Looking for properties that have sold within the last six months can give you an accurate picture of the current market.
Some of the factors that you should look into are square footage, the number of bedrooms and bathrooms, and the overall condition. Adjust your price accordingly based on these significant differences and take into account your home’s proximity to amenities, schools, and public transportation.
2. Get a professional appraisal. While researching comps can give you a good estimate, a professional appraisal gives you an authoritative and impartial assessment of your home’s value. Appraisers base their valuation on your property’s condition, recent renovations, and the overall real estate market.
Before the appraisal, make sure to clean, organize, and make any necessary repairs to present your house in the best light. It is also good to mention to the appraiser the recent improvements that might positively affect your home’s value.
3. Use online valuation tools. Online valuation platforms like Zillow are a quick and convenient way to give you an estimate of your home’s worth. These tools, however, cannot replace the accuracy of a professional appraisal or comparables done by a professional Realtor, but they can be good starting points.
